Rental Registry
- As of July 1, 2025, landlords and mobile home park owners in unincorporated L.A. County are required to register their rental units or mobile home spaces with the County under the new Rent Registry.
- Registration involves creating an account at the County’s Rent Registry portal, using a Property Identification Number (PIN), updating property/unit information, and paying annual registration fees.
- The deadline to complete the registration (including submitting fees) is September 30, 2025, to avoid late fees.
- Exemptions:
- Owner-occupied properties where the owner lives in the property and does not receive rent for the same property.
- Homes destroyed by the January 2025 wildfires.
- Other specific exemption cases (details via County).
- Fee structure:
- Fully Covered Units or mobile home spaces that are subject to rent restrictions and “just cause” eviction protections must pay $90 per unit or space annually.
- Units that are under just-cause only eviction protections (but no rent restrictions) pay $30 per unit.
- Landlords may pass through up to 50% of the fee for Fully Covered Units / mobile home spaces to tenants, prorated monthly.
- Purpose: The Rent Registry supports the enforcement of the Rent Stabilization and Tenant Protections Ordinance & the Mobilehome Rent Stabilization/Mobilehome Owner Protections Ordinance. It helps the County track tenancy changes, rental rates, amenities, unit info, etc., and administer fee collection.
